  •         The TPO is hooked on the roof with glue or screws and then welded together.
  •         The welding makes a seam that is watertight and is welded with a robotic welder.

Polyvinyl Chloride or PVC

PVC or polyvinyl chloride is another kind of roofing system that is also single-ply. This is often installed on commercial buildings because of the thermoplastic material. This is an older system than TPO.

Here are some pros of using PVC roofing systems:

  •         This is a quality material and is often used for commercial buildings.
  •         It’s flexible and has always been.
  •         The restoration systems that go on commercial roofs last longer than TPO roofing systems.
  •         It’s a white material, which helps to reflect the UV rays.

  •         This material lasts longer when it is thicker, but the thinner materials don’t last as long.
  •         PVC is more expensive.
  •         It takes longer to install this kind of roofing system.
  •         It is a higher cost in manufacturing.

  •         Uses heat-welded material.
  •         Only comes in 6-foot rolls which makes installation last longer.
  •         Welding the PVC is not as fast as TPO.

Ethylene Propylene Diene Terpolymer or EPDM

EPDM is another single-ply roofing system. It is the original from the membrane technologies. EPDM is not white but is black and it helps if you live in an area that is cold and needs to absorb the heat. This material comes in 45 and 60-mil thickness.

  •         It is produced by popular companies such as Firestone.
  •         The roofs can last more than 25 years.
  •         It is a very durable, rubber-like membrane.

  •         This can cause buildings to heat up.
  •         It can come in white but not often.
  •         The seams in this kind of roofing often fail and aren’t as strong as heat-welded.

  •         Can last up to 30 years depending on the mil thickness.
  •         Can be more durable to tools and foot traffic if choosing a thicker mil.
  •         Comes in 6-to-50-foot rolls.
  •         If choosing a 50 foot roll it has to have a crane to lift it to the roof.
  •         The most common size is 10 x 100 foot.
  •         Can use glue to fix seams or EPDM tape.

Built-up roofing or BUR Roofing System

BUR is a kind of commercial roofing system that is the oldest type. It is made of layers of asphalt and is considered a 4-ply. This means there are four layers.

Here are some of the pros of choosing BUR roofing systems:

  •         Can last up to 50 years.
  •         Very strong and durable.
  •         Can handle any kind of climate.
  •         Great for foot traffic.

Here are some of the cons of choosing BUR roofing systems:

  •         It’s not very flexible.
  •         Does not work well with a lot of UV rays.
  •         Can crack and age because of the sun.
  •         Dries out in the sun.

  •         Mod Bit or modified bitumen:  This asphalt roofing uses plastic and rubber polymers. It goes on roofs that are built-up and can come in granulated or smooth. It’s a durable material for the sun and foot traffic. This is one of the strongest kinds of commercial roofing systems and can last longer than most roofing. It can be hard to install and manufacture, so it can cost more. These last around 20 years and come in 3 x 100-foot rolls that are put on the roof with heavy equipment. The roof is then hot-mopped, torched, or has cold adhesive to seal it.
  •         Metal roofing system: There are different kinds of metal roofing where R-panel and standing seam are the most popular. The standing seam has a taller rib, and the connectors are hidden. R-panels are more common. The R-roof is low cost and is one of the least expensive to put on. These roofs can last a long time as well. The standing seam is more expensive but will last longer. The biggest con of this roofing is the cost, especially in the standing seam. This roof can last from 25-50 years.
